Inspections are usually conducted as part of a real estate transaction, either by the seller or buyer. An inspection report, written to the OAHI Standards of Practice, is presented following the inspection, including system descriptions, limitations encountered, and recommendations for defects identified.<\/span><\/a><\/li>\r\n\t\t\t\t\t\t     <li><a><span>A typical home inspection takes between two to four hours, depending on the size and condition of the home. Inspections should be conducted during daylight hours for best visibility.<\/span><\/a><\/li>\r\n\t\t\t\t\t\t     <li><a><span>Inspectors visually assess major components of the home, including the roofing, exterior &#038; drainage, foundation, structure, plumbing, electrical, windows, doors, heating &#038; cooling, attics and crawlspaces.<\/span><\/a><\/li>\r\n\t\t\t\t\t\t     <li><a><span>Home Inspections provide information on recommended safety upgrades, damaged or inoperable systems, and potential high-cost risks based on typical life expectancies. In some cases, an inspector will recommend further evaluation by a qualified specialist.<\/span><\/a><\/li>\r\n\t\t\t\t\t\t  <\/ul>\r\n                        <\/div>\r\n                    <\/div>\r\n                <\/div>\r\n                <div class=\"card\">\r\n                    <div class=\"card-header\">\r\n                        <a class=\"collapsed card-link\" data-toggle=\"collapse\" href=\"#What-does-a-Home-Inspection-NOT-provide\">What does a Home Inspection NOT provide?<\/a>\r\n                    <\/div>\r\n                    <div class=\"collapse\" data-parent=\"#accordion\" id=\"What-does-a-Home-Inspection-NOT-provide\">\r\n                        <div class=\"card-body\">\r\n                            <p>Home inspectors cannot perform &#8220;invasive&#8221; assessments; wall coverings, flooring, cannot be damaged, furniture is not moved, storage not tampered with. Normal operating controls are used.<\/p>\r\n                            <p>Components or systems that are inoperable, unsafe or concealed cannot be operated \/ inspected.<\/p> \r\n                            <p>Home inspectors do not provide an opinion on market value or provide a purchase recommendation, or a &#8220;pass \/ fail&#8221; conclusion; the inspection report gives the client an objective assessment of the property at the time of inspection.<\/p>\r\n                            <p>A home inspection is not a guarantee or warranty on the home; it is an assessment of the condition of the home at the time of inspection.<\/p> \r\n                            <p>OAHI member inspectors do not provide repair services for homes inspected, to avoid potential conflicts of interest.<\/p>\r\n                        <\/div>\r\n                    <\/div>\r\n                <\/div>\r\n                <div class=\"card\">\r\n                    <div class=\"card-header\">\r\n                        <a class=\"collapsed card-link\" data-toggle=\"collapse\" href=\"#The-Importance-of-a-Home-Inspection\">The Importance of a Home Inspection<\/a>\r\n                    <\/div>\r\n                    <div class=\"collapse\" data-parent=\"#accordion\" id=\"The-Importance-of-a-Home-Inspection\">\r\n                        <div class=\"card-body\">\r\n                            <p>For sellers, an inspection will identify items in the home that need repair or replacement prior to listing the home. Correcting the issues will help reduce roadblocks during the transaction, or quotes can be gathered for work needed to assist with negotiations.<\/p>\r\n                            <p>For home buyers, the inspection report provides a clear snapshot of property including safety concerns, high-cost repairs, and recommended upgrades. The report is an invaluable tool for the buyer to make an educated purchase decision, and then correct defects when needed.<\/p>\r\n                        <\/div>\r\n                    <\/div>\r\n                <\/div>\r\n                <div class=\"card\">\r\n                    <div class=\"card-header\">\r\n                        <a class=\"collapsed card-link\" data-toggle=\"collapse\" href=\"#How-to-Prepare-for-a-Home-Inspection\">How to Prepare for a Home Inspection?<\/a>\r\n                    <\/div>\r\n                    <div class=\"collapse\" data-parent=\"#accordion\" id=\"How-to-Prepare-for-a-Home-Inspection\">\r\n                        <div class=\"card-body\">\r\n                            <p>To provide the best access to a home at inspection, the Homeowner \/ Realtor should:<\/p>\r\n                            <ul>\r\n                                <li>Ensure all utilities are hooked up<\/li>\r\n                                <li>Trim back bushes and remove storage from exterior walls and vents<\/li>\r\n                                <li>Move storage away from walls in the house, garage and any outbuildings<\/li>\r\n                                <li>Keep electrical outlets accessible, replace any burned out light bulbs<\/li>\r\n                                <li>Move under-sink storage from kitchens and bathrooms<\/li>\r\n                                <li>Ensure all pilot lights are on (stoves, fireplaces etc.)<\/li>\r\n                                <li>Wood burning appliances should not be in use, cleaned and cool<\/li>\r\n                                <li>Provide access to mechanicals such as the furnace, water heater, gas meter, electrical panels and water meter \/ shutoff valves<\/li>\r\n                                <li>Make the attic hatch available; if the hatch is in a closet, the closet should be emptied of storage<\/li>\r\n                                <li>Make arrangements for pets during the inspection, and remove pet waste from the yard<\/li>\r\n                            <\/ul>\r\n                        <\/div>\r\n                    <\/div>\r\n                <\/div>\r\n                <div class=\"card\">\r\n                    <div class=\"card-header\">\r\n                        <a class=\"collapsed card-link\" data-toggle=\"collapse\" href=\"#Why-an-OAHI-Member-Inspector\">Why Choose an OAHI Member Inspector?<\/a>\r\n                    <\/div>\r\n                    <div class=\"collapse\" data-parent=\"#accordion\" id=\"Why-an-OAHI-Member-Inspector\">\r\n                        <div class=\"card-body\">\r\n                            <p>In Ontario, there are no government-mandated licensing requirements for Home Inspectors. Finding a properly educated and experienced inspector is critical when buying or selling a home.<\/p>\r\n                            <p>The Ontario Association of Home Inspectors is the only home inspection association recognized by the Government of Ontario (Bill Pr158, 1994). OAHI endeavours to enforce common competency among member inspectors.
